The longer it gets, the more likely your potential client will hang up because they are annoyed.
Cats don’t enjoy following anyone’s rules. They want everything on their own terms — total rebels. If they had their own phones and could speak like humans (stay with me), they’d definitely screen their calls, because they want to be the ones to decide when they chat with others. And no one would tell them what to say in their voicemail greetings, either. Guidelines are for suckers.
Nobody wants to play phone tag. Skip the back and forth by explicitly telling the caller to leave their name, number, and the best day(s) and time(s) to reach them. Your clients will appreciate you not wanting to waste their time.

No22: Bob here. I'm home right now, I'm just screening my calls. So start talking and if you're someone I want to speak with I'll pick up the phone. Otherwise, well, what can I say?
Friends and colleagues speak to each using first names only. So do people of authority. They do not call each other and leave voicemail messages asking for Mister, Miss, or Mrs. Therefore, when you call a person you want to do business with and you leave a voicemail message, refer to them by their first name only. Don't say mister, miss, or misses. Don't say their last name. Begin your voicemail message by saying only "hi/hello" followed by the person's first name. Or, you can even forget the "hi/hello" and just say the person's first name. That is how you show confidence and authority and separate yourself from weak salespeople.

Today I've decided to end our friendship, but I realized that you know all of my darkest secrets, so we will have to continue this relationship till the end of time. Leave a message at the beep.
I’m out walking my donkey but as soon as I get my ass back in I’ll call you back. Leave me a message.
Straight forward, brings some understanding of seller being in a rough situation , no pressure of “you need to sell me your house because….”. And the fact that you will pay all closing costs with a small example of closing happenings is definately a wise move since alot of people dont really know what all is involved when it comes to selling,or buying, property. All n all it has the interest peaked to continue to listen and possibly be comfortable in leaving a message.
